It transforms foundations, slabs and other supporting assemblies into the structural floors, walls, openings, partitions, roof systems and related components that establish the physical configuration of a building.

The term does not describe one particular type of building or one particular framing material. Rough framing can form part of a custom residence, subdivision development, multi-unit building, renovation, addition, commercial project or industrial construction project.

 

The exact scope depends upon the drawings, structural design, materials and construction sequence established for the project.

What Is Rough Framing?

Rough framing is the construction of the primary framed form and supporting framed assemblies of a building before the installation of most finished surfaces. It creates the structural geometry upon which many subsequent stages of construction depend.

In wood construction, this can involve floor systems, exterior and interior walls, beams, headers, columns, openings, roof assemblies and other framing shown on the construction and engineering drawings. The work may incorporate dimensional lumber, engineered wood products, prefabricated components and other specified structural materials.

In projects using metal systems, rough framing can also involve specified steel or metal framing assemblies. The materials, connections, installation methods and engineering requirements differ from conventional wood construction, but the work still forms part of the broader rough-framing stage when it establishes the framed structure or required structural assemblies.

This is why the terms rough framing and rough framers should not automatically be interpreted as meaning wood framing alone.

Wood Rough Framing

Wood remains one of the principal materials used for rough framing throughout Ontario. Houses, additions, cottages, townhouses, low-rise multi-unit buildings and many other structures rely extensively on wood-framed construction.

Wood rough framers construct the building in accordance with architectural drawings, structural drawings and applicable project specifications. Proper layout is particularly important because inaccuracies introduced during framing can affect windows, doors, stairs, cabinetry, mechanical installations, exterior finishes and many other components installed later.

Wood framing can also incorporate engineered products where required by the structural design. Steel Framers and Metal Framers

Rough framers are not necessarily wood framers. Depending on the construction system, steel framers and metal framers can also perform work that forms part of the rough-framing stage.

 

Commercial, industrial, institutional, multi-unit and mixed-construction projects may incorporate steel or other metal framing systems, while some residential projects combine wood with specified metal components. The appropriate material and construction method are determined by the architectural design, structural engineering and project specifications.

Steel framers and metal framers work with systems requiring installation practices that differ from conventional wood carpentry. Material specifications, gauges, connections, fastening methods, tolerances and engineering requirements must correspond with the particular framing system being constructed.

The distinction between structural steel, cold-formed steel and non-structural metal framing is important. These are different construction systems with different engineering, installation and trade requirements.

New framing may need to connect with an existing structure that was constructed under different standards, modified during previous renovations or built differently from what preliminary information suggested.

Existing dimensions can also vary from drawings, while concealed structural conditions may only become visible after selective demolition. There is no responsible universal price for rough framing because the term encompasses substantially different construction scopes.

Project size matters, but square footage alone does not establish the amount of framing work involved. Building geometry, number of storeys, wall heights, structural complexity, roof configuration, engineered components, framing materials, site access, repetition, scheduling requirements and geographic location can all affect labour requirements and project organization.

A repetitive production project can have very different labour characteristics from an architecturally complex building of comparable floor area. Renovation framing can also require considerably more labour per square foot because rough framers must work around existing structural conditions.
