Adding a Skylight to an Existing Building

ADDING TO EXISTING BUILDING

Adding a skylight to an existing building is substantially different from replacing a skylight that already has a properly constructed opening.

 

A new skylight requires an opening to be created through an existing roof assembly. The proposed location must therefore be considered in relation to the roof structure, roof covering, insulation, interior ceiling, building systems and other construction concealed between the finished surfaces.

The framing requirements depend heavily upon how the existing roof was constructed. A conventionally framed roof can present individual rafters that may need to be addressed around the proposed opening.

 

An engineered truss roof presents very different restrictions. Commercial and industrial buildings can contain entirely different roof structures again.

What Is Skylight Framing?

Skylight framing is the construction or modification of roof framing required to establish an opening capable of accommodating a skylight. In new construction, the opening can often be incorporated into the roof framing as the structure is built.

 

In an existing building, creating a skylight opening can require selective removal and modification of existing construction.

The work can involve rough opening layout, headers, trimmers, supporting framing and other components required by the approved design. The skylight itself and the opening are related but distinct parts of the project. The skylight is the manufactured unit.

Skylight Framing in Conventionally Framed Roofs

Conventionally framed roofs are generally assembled from individual framing members rather than complete engineered truss assemblies.

 

Depending upon the roof design, rafters and associated structural members establish the roof shape and transfer loads toward supporting walls, beams or other portions of the structure.

A proposed skylight opening may fall between existing framing members or may require an approved alteration to the framing arrangement.

​

The dimensions of the skylight, spacing of existing members, roof geometry and structural requirements all influence the resulting opening.

Where framing must be altered, the surrounding construction has to provide the support required by the approved design rather than simply leaving interrupted members unsupported.

Skylight Openings in Roof Trusses

Engineered roof trusses require particular caution. A truss functions as an engineered structural assembly. Its chords, webs, connections and overall configuration work together to carry the loads for which the truss was designed.

Skylight Rough Opening Framing

Existing buildings, however, contain concealed conditions. The apparent location of framing from inside a finished room may not tell the complete story of what exists above the ceiling. Skylight Framing for Existing Homes

Existing homes represent a different construction challenge because the roof is already performing its structural and building-envelope functions. Creating a new opening means modifying that completed assembly.

The framing must be accessed, the approved opening established and the roof prepared for the new skylight while accounting for existing construction. Interior ceilings can also affect the project.
