This range is intended as a general guideline. Some homes may fall below it, while highly customized projects with complex structural requirements can exceed it.


The final material cost depends on numerous factors, including the home's design, structural engineering, roof system, and the amount of engineered lumber required.


Roof Design Has a Major Impact on Material Costs


One of the biggest factors affecting framing material costs is the roof structure.


Homes built with prefabricated roof trusses often require a different material package than homes with conventional stick-built roofs. Conventional roof framing generally requires additional dimensional lumber, more cutting, more structural connections, and greater labour coordination.


Complex roof systems featuring hips, valleys, dormers, multiple ridges, and intersecting rooflines also require additional framing materials compared to simple roof designs.


As roof complexity increases, so does the amount of lumber required to complete the structural framework.


Large Open Spaces Require Stronger Structural Materials


Modern custom homes frequently feature expansive open-concept layouts with fewer interior load-bearing walls.


While these designs create beautiful living spaces, they also increase structural demands.


The longer the unsupported span between structural supports, the stronger the framing members must be. Larger spans often require engineered products such as laminated veneer lumber (LVL), parallel strand lumber (PSL), laminated strand lumber (LSL), engineered floor systems, or even structural steel specified by the project's engineer.


These specialized structural products are considerably more expensive than conventional framing lumber but are essential for maintaining structural integrity.


Engineered Wood Products Increase Material Costs


Today's residential construction relies heavily on engineered framing materials.


Compared to traditional dimensional lumber, engineered products offer greater strength, improved stability, and the ability to span much longer distances.


Depending on the home's design, the framing package may include engineered floor joists, LVL beams, rim boards, structural columns, hangers, and specialized hardware.


Although these materials increase the initial construction cost, they often make modern architectural designs possible while improving the overall performance of the structure.


Material Waste Is a Normal Part of Residential Framing


Many homeowners assume that every piece of lumber delivered to a construction site will become part of the finished home. In reality, material waste is a normal and unavoidable part of professional residential framing.
